SPEV Policies

Please be a considerate neighbor: It is the responsibility of every member of the community to play an active part in ensuring that our neighborhood is a pleasant place to live.  You can help in a variety of ways:

Maintenance of your home – You are responsible for the exterior upkeep of their unit, including: roofs, siding and paint,  rotting trim; rotting cedar shingles; rotting deck posts; missing shingle slabs; downspouts; gutters; exhaust vents; window sills; and chimney caps.

Please inspect the exterior of your home and make note of the repairs it needs.  The Architectural Committee will assist homeowners as much as possible with respect to information and options to make any and all necessary repairs.  Our goal is to have consistency in standards throughout the community.  Please do your part in ensuring your home is maintained.

Gardens, hedges, grass – Please keep your gardens and grass tidy.  Please cut hedges and grass regularly so they do not become overgrown and unsightly.

Yard waste – Please do not dispose of any yard waste in the woods behind your homes.  This creates problems with the natural growth in these areas as well as fire hazards.  Anne Arundel County collects yard waste on Tuesdays.  Bags should be marked with an X and placed on the curbs for pick up.  Large brush and branches should be tied up.

Household waste – Garbage should only be put out the evening before or the day of collection.

Bulk waste – Anne Arundel County will pick up bulk items.  Please call 410-222-6100, Ext. 3010 to schedule an appointment.

Living a quiet life – Everyone has the right to enjoy peace and quite within their home.  Noise, from other sources can be annoying and stressful.  Please be considerate of your neighbors!

Parking vehicles – Parking is limited around the neighborhood.  When you or a visitor to your home parks a vehicle on the road, please ensure that you are courteous to other people.  Whenever possible, use the parking areas for extra vehicles instead of parking on the street.

Speeding and turn signals - Please be safe and drive slowly through the neighborhood and use your turn signals to alert others on the direction you will be driving. Due to the limited number of sidewalks in the community, many residents (including children) walk, jog, or ride their bicycles in the street. Quite often, residents walk their pets — and the pets don’t always obey as they should! In addition, the obstacle course presented by cars parked on narrow streets sometimes makes navigation difficult. The safety of people and pets is more important than getting in or out of the neighborhood a few seconds more quickly. Please take Maryland’s admonition to heart and “Please drive gently!”

Lights at night – Please replace burned out light bulbs in your exterior lights on a regular basis.  This provides added security to your home and safety for those who enjoy walking after dark.

If you notice street lights out, please contact BG&E (instructions are on the website) and they will replace the bulbs.

Responsbilities of pet owners – We all love our pets and enjoy walking them. Please be considerate! The ‘remains’ from your pets are unsightly, smelly, and they burn the grass and plants. Please plan ahead for these outings by taking cleanup bags with you. Littering of any kind detracts from the look of our neighborhood.
Neighbor Etiquette - If there is something your neighbors are doing that you don’t like - please talk to them.  If there is something you think your neighbors should do - please ask them.  If there is something you think your neighbors have not done - please help them.

Policies and Procedures Regarding Homeowner Compliance with Covenants, Conditions and Restrictions, Bylaws and other community standards

That the following policies/procedures will be used to ensure homeowner compliance with the Declaration of Covenants, Conditions and Restrictions, Bylaws and other community standards:

1. On a monthly basis, a board member and/or the property manager will walk around the neighborhood and notate any items that may be issues.

2. The board member and/or property manager will report the potential issue(s) to the entire board of directors via e-mail and request comments on how to proceed.

3. If deemed appropriate and consensus is reached by the board (an email vote will suffice), a board member will contact the homeowner and try to help the homeowner resolve the issue.

4. If the issue is not resolved by the homeowner (working with the board member) within 30 days after contact by the board member, the board will consider (and vote on) whether to pursue additional avenues to resolve the issue.

5. Serious issues will be considered on a case by case basis and actions taken by the board will be on a case by case basis.

Resolution passed unanimously by the Board of Directors on December 14, 2005.


Policies and Procedures Regarding Distribution of Homeowners' E-mail Addresses

The following policies/procedures will be effective for distribution of homeowner e-mail addresses:

1. Homeowner e-mail addresses will not be included in the Association directory.

2. Homeowners’ e-mail addresses will be maintained (where provided by the homeowner and with their permission) and will be used by the Association to mail newsletters and send invoices.

3. Homeowner’s individual e-mail addresses will not be provided to other homeowners without specific permission from that homeowner.

Resolution passed unanimously by the Board of Directors on December 14, 2005.
