The Architectural Standards and Covenants are designed to provide for a good looking community with well maintained homes.
Homeowners are responsible for complying with the covenants, in particular, The Declaration of Covenants, Conditions and Restrictions of Summer Place East Village, Section 4 Riva Trace, Article VIII, Exterior Maintenance states:
"Each owner shall keep all Lots owned by him, and all improvements therein or thereon, in good order and repair and free of debris, including but not limited to the seeding, watering and mowing of the lawns, pruning and cutting of all trees and shrubbery and the painting (or other appropriate external care) of all buildings and other improvements, all in a manner and with such frequency as is consistent with good property management"
As it pertains to the building structure, regardless of prior painting being maintained by the Board, the owner remains responsible for the exterior upkeep of their unit, including: rotting trim, rotting cedar shingles, rotting deck posts, missing shingle slabs, downspout, gutters, exhaust vents, window sills and chimney caps. The Board will monitor owner compliance with the covenants on an annual basis and notify owners of maintenance issues.
